Is this a good price for a 1977 Volkswagen Bus?

I'm looking at a 1977 Volkswagen Bus. The guy wants $5K for it. It needs a paint job, minor cosmetic work, and a bit of interior work, but other than that it is flawless. It has 10K on a rebuilt engine, 84k original on the body. It runs like new, needs nothing. It's completely stock, and all numbers match. There is virtually no rust. I banged my fist on the floor, and it had a great sound. I've never seen a bus this solid (other than restored of course). It came from Florida. The guy bought it a little while back, he's the second owner. I'm a big Volkswagen guy, but I just started getting into the type 2 so I don't have much experience with the market for them. What do you think?

Price is too high, a decent paint job cost 2500/3000, regardless mileage. Only a original Westfalia camper will justify that price
