Need to make a purchase decision on a 92 Nissan Stanza today. Has an issue I can't diagnose...?

The vehicle has 108K miles. It is a 5 speed. There is an exhaust leak just below the exhaust manifold. Clutch is fairly new (installed 5K miles ago). Here's the problem:

When the car is idling it runs just fine - you can rev the engine either by hand or using the pedal with no issues. However, when you put the vehicle in gear problems start. If you just accelerate slowly it does ok but as soon as you try to accelerate it will surge, and then die. It is a little hard to start but then idles fine. It does this in any gear when accelerating moderately. i have found three possible causes. 1. the exhaust hole is messing with the O2 sensor and throwing the misture out of whack. 2. The throttle pressure sensor is bad. 3. a bad ground is causing a short to the TPS (found that one on an automotive forum).

Any one with knowledge of other causes or personal similar experiences?
I have a $750 budget so cars with mileage this low are tough to come by at this price...
