Although avocados originate from Mexico and Central America they were bought to Spain by the conquistadors and have adapted well to the Mediterranean climate and
grow here in abundance. They are an unusual and useful fruit because
they do not properly ripen until picked so can be left on the tree and
virtually be harvested all year round.
Recently they have been discovered to have umpteen health benefits and
as they are included regularly in the Mediterranean diet they give further
weight to the health giving benefits of this diet.
In brief some of these benefits include lowering cholesterol and guarding
against high blood pressure, heart disease and stroke. This is due to
their oleic acid content along with their high folate and potassium content.
Oleic acid has also been shown to protect against breast cancer and avocados
also contain high levels of lutein and vitamin E both of which also
have cancer protective properties.In all avocados contain over 25 vitamins,
minerals and phytonutrients.
Always buy avocados when they are firm to the touch and ripen at home.
Once they are slightly soft under pressure they are ready to use.
Cut round with a sharp knife to the depth of about 1.5 centimetres then
twist and separate the 2 halves. Remove the large pip and they are ready for use.
Recipes for Avocados.
Shrimp and Avocado Salad.
Ingredients:
1 lb cooked medium sized shrimp (buy still frozen if possible for freshness)remove tails
1 medium sized tomato, seeded and chopped
3 scallion chopped
1 large clove garlic, pressed
2 TBS fresh lemon juice
1 TBS balsamic vinegar
1 large firm avocado cut into 1/2 inch cubes
1 TBS chopped fresh mint
2 TBS chopped pumpkin seeds
1 TBS chopped rocket or watercress
salt & pepper to taste
pinch red pepper flakes
1 head small romaine lettuce, outer leaves removed
extra virgin olive oil to taste
Method.
Make sure shrimp is completely unfrozen, if you buy it already cooked, and patted dry with paper towels.
Assemble all ingredients with shrimp in a bowl except lettuce and mix. For optimum flavor, marinate in refrigerator for 15 minutes or more. It is still very good served right away if you don't have the time. Serve on bed of chopped romaine lettuce.
Serves 4
Recipes for Avocados.
Romaine and Avocado Salad.
Ingredients:
1 large head romaine lettuce, outside leaves discarded
1 large tomato chopped
1 small red bell pepper cut in thin julienne, 1 inch long
1/2 small avocado cut into chunks
Optional: 2 TBS coarsely chopped walnuts
Dressing:
2 TBS lemon juice
2 tsp balsamic vinegar
extra virgin olive oil to taste
Salt and cracked black pepper to taste
Method.
1. Remove outer leaves of lettuce heads and discard. Cut off tops of leaves and discard. Tops are bitter. Chop remaining inner leaves. Rinse in cold water, and if you have a salad spinner, spin lettuce to dry. If you don't have one, remove as much water as possible in a colander and then dry with paper towels. This will keep the flavor of the salad from getting diluted.
2. Whisk together lemon juice, vinegar, olive oil, salt and pepper in a small bowl and toss with salad greens. Sprinkle with chopped walnuts if desired.
Serves 4
Poached Huevos Rancheros.
Ingredients:
4 free range chicken eggs
1 tsp apple cider vinegar, or any other light vinegar
about 4 cups water
3 + 1 TBS chicken or vegetable broth
2 cans of black beans, drained
1 medium onion, minced
4 medium cloves garlic, chopped
2 tsp ground cumin
1 1/2 TBS red chili powder
2 TBS chopped fresh rocket or watercress
salt and black pepper to taste
prepared salsa
2 cups shredded romaine lettuce
1 large avocado, cubed
Method.
Bring water and vinegar to a light boil in a shallow pan. Make sure there is enough water to cover eggs.
In a separate stainless steel skillet heat 1 TBS broth. Healthy Sauté onion in broth over medium heat for about 5 minutes stirring frequently, until translucent. Add garlic, beans, red chili powder, cumin, and rest of broth while egg water is coming to a boil. Cook beans for about 10 minutes on medium low heat, stirring occasionally. Add rocket or watercress, salt and pepper.
To poach eggs, crack into water and cook about 5 minutes, just until the white is set and the yolk have filmed over. Remove with a slotted spoon, and place eggs over beans. Serve with salsa, shredded romaine lettuce and avocado.
Serves 4

Avocado Gazpacho Soup.
Their soft creamy texture make avocados a perfect substitute for tomatoes
in this lovely gazpacho soup.
Ingredients.
2 slices bread, crusts removed.
3 ripe avocados,chopped
2 small red bell pepper, diced medium
1/2 red onion, diced medium
1/2 cucumber, diced medium
2 cloves garlic, minced
5 TBS wine vinegar
pinch cayenne
1 teaspoon cumin
approx 1/4 litre of water
3 TBS olive oil
salt and black pepper to taste
Method.
Soak the bread in the water. Place all the diced vegetables in a blender
with the garlic, it may be necessary to do them in 2 batches.Blend
unti puréed then train into a large bowl.Squeeze the water from the bread
and purée in the blender, with the motor running, slowly add the olive oil,
then the cumin, vinegar and salt and pepper. Add some of the vegetable purée
tpo the blender and then mix all together in the large bowl.Thin to the
required consistency with the water and adjust the seasoning.
Garnish with chopped parsley.
Serves 6.
Recipes for Avocados.
Avocado Fruit Smoothie.Ingredients:
As with the above soup, avocados with their smooth creamy texture make
ideal "smoothies".
Ingredients:
1/2 and avocado
1/2 pint chilled milk
1 small banana
4-5 fresh strawberries
1/2- 1 tsp honey.
Method.
Chop all the fruit up into small pieces then place all the ingredients
in a liquidiser and blend until smooth and creamy.

Buyers Negotiation Power Stronger in 2007 in the Phoenix Real Estate Market
Unless you have been living in a cave over the past 18 months, you know the housing market has cooled off across the nation. Phoenix is not an exception. And even though our market remains strong as evidenced by our employment growth and census growth, the Phoenix real estate is also experiencing slower appreciation rates, longer days-on-market and other signs of cooling.
But this is good news! In fact, I think the abnormal market we had over 2004 and 2005 could not be sustained and, had it kept going, it would have hurt our economy more than it would have helped. So, thank God, today we are experiencing a much needed correction. And while we endure this correction, buyers have a distinct advantage to negotiate the purchase of their next- or first- home, whether it is a re-sale or a new-build.
Basic principles of economics tell us that when there is more supply than demand, prices go down, or, in this case, sellers are more willing to negotiate terms benefiting the buyers. This is what is referred to as a Buyer's Market.
In a Buyer's Market, sellers are competing for the few buyers interested in their product (the home). In this case, it doesn't matter whether the seller is the owner or a builder, they all must come to terms with the fact that there are more homes out there for sale than there are buyers and those willing to accept the buyers terms are the ones who are going to succeed.
As a Buyer in today's Phoenix real estate market, you have a stronger negotiation power. Let's take a look at a few things you can negotiate.
Closing Costs
If you are a buyer who is planning to use financing to facilitate the purchase of your next home, your closing costs could be somewhere between 2% and 3% of the total purchase price of the home. The median price for the Greater Phoenix area was $260,000 in February. This means that your closing costs for a typical single-family home could be between $6,000 and $8,000. This does not include your downpayment. As a buyer you can ask the sellers to contribute to your closing costs to minimize your out-of-pocket investment. This allows you to get into the home with less upfront expenses. During 2004 and the most part of 2005, when the demand far exceeded the supply of homes, sellers would never have considered this, since they were getting multiple offers in their home just days (sometimes hours!) after putting it on the market. Now, however, we have come full circle and sellers are more willing to offer concessions, knowing there are far more homes in the market than there are buyers. Now, you may find some stubborn sellers unwilling to negotiate with you. My recommendation: walk away and find someone who will.
Home Warranties
Whether you are getting into a new home or an older one, there are several things that can brake or malfunction resulting in costly repairs. As a buyer nowadays, you can request the sellers to pay for a home warranty that will cover most appliances and the HVAC system (a/c and heating) for the first year you are in the home. The way these warranties work is that once it is in place, if anything brakes, you just have to call their number and pay a visit fee (around $50), but that is it. If they cannot fix the problem, they will replace whatever it is malfunctioning with a new one of similar quality. This is a great incentive for you as a buyer, since it will be one less thing to worry about for that first year while you learn how everything is working.
Upgrades
On new-construction, it is not uncommon to find builders these days giving as much as $70,000 in upgrades. They may range everywhere from granite countertops, mahogany or oak cabinets, travertine or wood floors and stainless steel appliances to a free pool in some cases. You must evaluate the whole range of upgrades and incentives being offered right now.
Sometimes builders will include a price-reduction incentive. However, this is tied to you using their “preferred” lender, which a lot of times is a branch of the same construction company that does the financing. In that case, it is important to compare every detail of their offers with other lenders', since you may find the builder's preferred lender may be offering you an interest rate higher than other lenders.
Repairs
After your professional inspector has completed your potential home inspection (you WILL get an inspection, won't you?!), he will uncover defects you may not have noted. It is important you uncover these during the initial inspection period (agreed upon on the purchase contract) and ask the sellers to fix these items. If they are unwilling to fix them, you can also give them an easy way out by asking for a credit worth what you will spend on fixing these items. Then you can perform these repairs yourself (whenever possible) and save some more money.
The bottom line is, we are in a buyer's market and your Real Estate agent should be ready to negotiate hard for you to get as many concessions as you can get. In this market you can always walk away to the next seller who will meet your terms.

Can you take a 4-2-1 Header and run dual exhaust from it?

This is only a sample. I was wondering if you could install the top half of this Header and than buy, or custom build, a double down pipe and run a true dual exhaust from my Honda Del Sol Si? Or is the 1.6l |4 motor not an even firing one? In that case what is a good exhaust system for the car?

You could just take it to an exhaust shop and have them cut off the single collector and add two to it at the two pipes. then finish out the system..
